Schlabach Builders has announced plans to construct 20 homes in Phase 2 of its Gilchrist Estates Subdivision in Monroe Township. This development will increase the total number of lots in the subdivision to 109.
According to the plat declaration attached to the Municipal Planning Commission's Dec. 14 meeting agenda, all lots in Phase II of Gilchrist Estates are intended for single-family residences.
The same source indicates that any ranch-style residence or one-and-a-half-story residence will have at least 1,200 square feet of space. Two-story residences, on the other hand, will boast a minimum of 1,500 square feet of living space.
The plat declaration further specifies that lots measuring 0.64 acres or smaller will feature an attached garage capable of accommodating at least two vehicles. The exterior of these garages will be similar in composition, style, and color to the dwelling. Lots larger than this may include an attached garage and/or one detached garage or outbuilding not exceeding 24 feet by 24 feet in size.
In terms of infrastructure, driveways must be constructed from either asphalt or concrete and must be completed within six months from the date the home is finished. This information is also outlined in the plat declaration attached to the Municipal Planning Commission's Dec. 14 meeting agenda.
Lastly, according to the preliminary plat dated Nov. 1 that was attached to the Municipal Planning Commission's Dec. 14 meeting agenda, the property in Phase II is zoned as a Planned Neighborhood District (PND).
