MOUNT VERNON — The city’s board of Zoning Appeals Wednesday approved conditional use permits to allow residential units and a fitness center, or gym, at the old middle school building at 301 N. Mulberry St.

The potential developers of the property, Mulberry MV, LLC (Jason and Larry Gunsorek of New Albany), had approached the city Planning Commission in June about changing the zoning from Neighborhood Commercial to Multifamily Residential. However, when it was pointed out that the commercial space (the public gym) would not be permitted in an R-3 zone, but that residence can be allowed in a Neighborhood Commercial, the application was withdrawn and they requested the Conditional Use Permits.
